Goodman completes development of a new 231,000 sq ft pre-let distribution centre at Hatfield Business Park

Global integrated property group, Goodman has completed construction of a major new 231,000 sq ft distribution centre at Hatfield Business Park.

The development will be managed by Hoddesdon based PCL Transport (PCL) on behalf of Arla Foods, the global dairy co-operative which produces well-known brands including Anchor and Lurpak.  PCL is one of the fastest growing and successful chilled food distribution specialists in the UK.

Goodman agreed the 15 year lease with PCL on a pre-let basis and construction commenced last autumn. The facility complements PCL’s existing operations at Hoddesdon and is expected to provide a range of jobs adding to the diverse employment mix already based at the park.

The completed scheme has been constructed to a BREEAM standard of “Very Good”, and includes sustainable technologies such as solar hot water heating and rain water harvesting.

James Raven, Development Director, Goodman, said: “The delivery of this building represents another milestone in the successful development of one of the region’s biggest regeneration projects.  Hatfield Business Park has evolved into a sustainable community, directly generating more than 13,000 jobs for the local community. This new development will help to provide continued employment growth for the borough during some very tough conditions in the wider economy. PCL Transport is a fantastic addition to the thriving and diverse business community based at the Park and we look forward to welcoming them to their new facility. ”

Hatfield Business Park is a well-established mixed-use development set within a 400-acre site.  It is home to a wide range of business occupiers, from corporate headquarters to logistics and cutting-edge research and development companies, plus over 1,500 new homes.

Hatfield Business Park is ideally located for the PCL distribution centre due to its extensive transport links.  The park is situated just off the A1(M) and boasts excellent road, rail and air links given its proximity to the A1(M), M25, M1, M11, M40 and Central London.  This has also helped to integrate the park with Hatfield, creating a thriving extension to the town.
