Triple development success for Goodman

Goodman have completed on time and on budget in the last two months. New developments at Hatfield Business Park, Colton Square in Leicester and Gloucester Business Park all reached practical completion in September and October, marking successes for Goodman and its customers.

The Hub - Hatfield Business Park. A sustainable new home for Three Valleys Water

The Hub is a 100,000 sq ft corporate headquarters building for Three Valleys Water at Hatfield Business Park. Three Valleys Water wanted a building that would consolidate their three previous business locations into one headquarter style building, and would reflect their high standards of environmental performance. They required the functionality of a new and modern office, but without the associated environmental impact.

The Hub was designed by Goodman to minimise energy use, incorporating state of the art air and water handling systems to lessen its impact on the environment. Some of these features include: Chilled Beam Ceilings, Rain Water Harvesting and Sustainable Drainage Systems. The centrepiece of the building is the front entrance which forms a sweeping curve of virtually seamless clear glazing rising three storeys high, enclosing a Winter Garden - an outside space brought inside.

Planning consent for the development was granted in December 2006 and work started in September 2007. The new building was completed a year later in September 2008, on time and on budget, enabling Three Valleys Water to complete their fit out in time for occupation in April 2009.

Commenting on the completion of the new building, Fiona Winters, Director of Change at Three Valleys Water said: "When considering where to relocate the business our requirements were clear. Two Colton Square - Restoration and development of a listed building in a landmark city centre scheme

In Leicester, October saw the completion of Two Colton Square, the second phase of Colton Square, the landmark mixed use scheme in Leicester city centre.

Two Colton Square comprises 55,040 sq. ft. of high quality office and leisure space, spread across four floors. Located in the New Business Quarter, Colton Square is leading the way in Leicester's city centre regeneration. Set on the site of the former police station on Charles Street, the development of Two Colton Square involved restoring and retaining original features of the building, which is Grade II listed. The scheme has already attracted high profile regional businesses Cooper Parry and Freeth Cartwright and achieved a new headline rent for Leicester last year.

The story of this development began back in 2004 when the Leicester Regeneration Company (LRC) and the East Midlands Development Agency (EMDA) invited bids for the redevelopment of the former Charles Street Police Station site in Leicester.

Planning consent for the scheme was granted in January 2006, with work starting on the site in May 2007. The building was complete by September 2008. The four storey office building provides office accommodation together with associated landscaping and ground floor space for separate restaurant use. The listed building has been combined with the new office scheme set behind the existing 8.0m building depth. Parts of the original 1932 Police Station building have been retained and refurbished and new elevations which abut the building have been developed to contrast with many of the original features.

Valiant Court at Gloucester Business Park - flexible working space for the Gloucestershire Primary Care Trust

The third development success for Goodman is the completion of its latest development at Gloucester Business Park, Valiant Court. The new development adds three high quality comfort cooled headquarter style office buildings, comprising 70,598 sq ft of accommodation to the Park. One of these building was developed as a pre-let for the Gloucestershire Primary Care Trust (GPCT).

GPCT approached Goodman in March 2007 to see if they could deliver the type of working environment and step change in staff motivation and operational efficiency that they were aspiring to achieve. Building 5220 is the largest of the three buildings at Valiant Court and it has satisfied the GPCT's evolving size requirements, which increased from an initial 20,000 sq ft to 30,000 sq ft. Goodman were able to adapt to these changes within the existing scheme, creating a bespoke office space for the GPCT within their required timescale.

All three developments have achieved "Very Good" BREEAM ratings.
